The only thing I will disagree with you on
Every thing else you post is very well articulated and appreciated
All Monnette did was drive up land values and rents to way unaffordable prices then go bankrupt, end of story. Been around long enough to watch the same gong show time after time

If you don’t play by mother nature’s rules you will absolutely get burnt
nunbers on paper don’t mean SFA in dryland western Canada.

Along with inflating land values comes higher land taxes , no one ever brings that up
