    I think it shows that after the terrible farm economics in the 80's and 90's when you could at times rent land for taxes because ROI was negative for many who had no outside income, Sask farmland was the best buy in North America.
    I'm sure most of us wish we had adopted Darrell's philosophy that it never penciled out at time of purchase.

    The first I had seen him on this list. Impressive by any of my measurements. Building is difficult.

        Yes unless the realters are willing and able to break up some of these packages it might be a hard sell. One package probably was many farms originally

          Timing might actually be ideal for selling big turn key operations.

          Wouldn't packages of this size be aimed at European Farmers looking for TurnKey farms?

          There were a lot of German, Dutch and British etc farmers/ investors with massive farms in Russia and the Ukraine. Ownership of land was questionable even before the civil war started. Leases and contracts are hard to enforce. Corruption, bribes, lack of rule of law, sanctions, military action, having your staff forcibly conscripted, crime, the cost of security, lack of access to foreign inputs and equipment and parts, high cost of capital, complete lack of safety nets etc etc.

          How many of them might be looking for safer places to farm/ invest?

          How many European Farmers just want to get out of Europe before it's too late?

                Well I think Wheatking16 has a tiny little grin on his face that says...."I told you boys in July!....charts call for 50% retracement!". One of the best and thoughtful research pieces put out for a long time.
                Where are the thought agents in our Ag Colleges and business colleges on this...silent!
                Where is the bullish FCC land report for the second 1/2 of 2025: Maybe I missed it! Or maybe they stopped putting it out! Maybe like Freeland just quit if the news is bad.
                Cheap money and $20 canola really started this greed thing.
                All the land bulls and large owners of highly levered land that help push it up crazy lost their minds, and told us it was different this time. Yah...ok alrighty!
                Mark this time as the beginning of the decline....anybody with clean and dry capital or has valued added ventures and that is in the life work of being a farmer for real and loves the land and will pass it down to the next generation and is in it for the long term, and the land is never for sale...won't bail these guys out by being anxious...when the Hutts or large well capitalized farms smell blood they sit (or should sit) on their hands.
                Many of them are involved in highly value added projects that make real dollars....and don't need to farm more acres to sell wholesale to the low bid elevator.
                They also value their operation by the value of their paid for inventory and retained earnings on the balance sheet....not some inflated land prices. Farming is slow money....always has always will.
                Takes along time to build a big farm. Spending $5 million on bins and a grain dryer, and heated shop and a yard full of new equipment can only be done with money from somewhere else that don't come from primary ag.
                And really 80 bushel wheat average and 50 bushel canola for a cashflow calculation..long term...no wonder people pay stupid prices for land...but stupid dosent even pencil anymore.
                Kinda funny how the wheel turns.

                    This thread has 31291 views in a week, compare that the thread Pictures on Rual Issues which started on Nov1/2023 which has 28282.

                    Must be one hell of an intersting topic to get so many outsiders visiting Agriville.

                    Maybe some should keep in mind that there are alot more visitors then just a handful of farmers on Agriville.
