    Offers 20-30% less than asking.....it's about time! Sit on hands, let the anxious, greedy farmer spend blow their wads....tie up paid for land and run their equity down.......$6.50 wheat and $13 canola will eventually get everyone's attention....sooner or later.

    If land was a stock or a commodity....I would be shorting the hell out of it.....but it's not...it's opposite.....it takes the elevator up and the stairs down...grain is opposite stairs up and the elevator down. Oh well! Land price is standing in the stairwell now is all that can be said.

      That Cawkwell guy is just using Monette's large land listing as a way to scare potential sellers and drum up some more listings.

      There is a different buyer for the Monette listing than for the 2-3000 acre farm listing.

      Prices and optimism are always low in Dec, Jan and Feb. Come spring it seems most years the prices rally and optimism returns in March.

      Yes some farm areas are suffering, but a lot of areas had a large crop and will have good finances with these lower prices.

        This past week, I had numerous discussions with well-connected individuals about farmland, ranging from large parcels hitting all-time highs, to high-quality land making new highs, to average land staying the same or slightly lower, to 20-30% below asking, to 50% below asking.

        I haven't confirmed any of this and won't, but land seems to be holding its own and/or is still rising.

              There are caveats to all of this.

              1. Sometimes the land next door comes up and the opportunity may never present itself again, good times or not.

              2. Estates - for the good of all - should be settled within 3 years. Markets can dictate the outcome.

              No one is getting a deal these days which makes me wonder why there is so much talk about adding nieces and nephews to the equation lately. Odd that the sibling that couldn't be bothered to stick it out , found something better and now their kids are expected to have an opportunity to farm??/

                Have not been offered a buyout for 2 days now ! The look on a Amish mans face when you tell him you have a son that farms. But he didn't stop there he talked to my son the next day just to check so I think land still steady in this area for now.
