    During the BSE drought years when Farmers had no money, land was going up by leaps and bounds due to buyers with jobs in industry.

    During the mid-20 tens when farmers were doing better but oil and gas were dismal, land was stagnant at best.

    Prices now seem to be out of reach of the typical wage earner. Mostly Farmers buying at these prices. A few local small-scale investors.

        More than glimpse. We could almost throw a rock and hit them.

        The mountain view commands a big premium. Regardless of agricultural potential.

        We are ~75 km from Banff park boundary, ~50 km from the nearest mountains. About 10 miles from the edge of deeded farmland.

          Every house and acreage within an hour plus distance of Calgary is influenced. Edmonton same without the mountains.

            Winnipeg has never been that.
            Winnipeg is only 45 minutes from the Lake Winnipeg which is the 11th largest fresh water lake in the world and the walleye fishing is second to none till you get up into northern Manitoba.

            The wallaye of Lake Winnipeg make the ones posted on here look like minnows.

            Acreages and quarters all the way between Wpg. and Gimili with homes on them.

            Cottages all along the south part of Lake Winnipeg, therefore high demand for land to built on for those who can't afford to own cottages on lake front.

            A lot more people interested in fishing, swimming, and boating than looking at mountains.

            The only thing missing near Winnipeg is farmers can't brag about subsidized farm income from the oils companies

              Once a city gets large enough, growth can be self sustaining.
              It will never be that for Winnipeg.
              AB gdp seems as diversified as MB.
              It's not just oil and gas, it's just that much bigger, sorry if that hurts.

                Yes Ab is bigger, no need to be sorry. I've got it real good in Manitoba and the way things are going politically maybe Churchill will become important to West and be shipping Ab. crude.

                One can only hope on that one.

                Just don't forget to be grateful for what you got below the ground in Alberta, as that seems to be the obvious game changer.

                I know you know alot about guns, are fishing rods not as exciting, therefore never been fishing?

                  I'm grateful for everything.
                  Not always the crowds and higher prices perhaps but tis the cost of progress.
                  Lake Winnipeg lots appear cheaper than Sylvan Lake lots, which is a puddle.
                  My sister's family can only afford to camp in an old coal mine out in no where prairie.
                  Although house appreciation has done them well.
                  By some measure, you may have it better there.

                  Few farms have actual oil revenue.

                  Nothing personal, I've just had it with ill-informed AB bashing.

                  Parents never taught us how to recreate, just work lol.
                  Never did any after school activities either. Wasn't encouraged.
                  Never got into it as an adult.
                  No close lakes, no friends into it, boats don't make bushels. I don't camp or own an rv.
                  Guns work for me cause I'm lazy. And they're a solitary endeavor.

                    Yes all those nice spots north of Winnipeg where once cattle operations that where crushed by BSE putting near retirement cattlemen in the poorhouse leaving nothing now but broken down fences and dreams. But the fishing is good.

                      Interesting. I've never been out that way. BSE was a bastard. A Black Swan event that accelerated an already impending paradigm shift in the industry beyond what most could bare. Ugly.
                      I remember it and make sure to remind the younger crowd of it.
                      What I have learned is that real property eventually always finds its highest end use. There, for now, as long as there's enough people, it's recreation.
