[QUOTE=bucket;n82981Also the Stewart Valley land was picked up by a colony.

    [/QUOTE]

The question is now: how much did they pay? This matters because it establishes the actual value of farmland. My guess is significantly less than the $6K that the offer sheet suggested. I have been through this area and it is relatively nice compared to some others in the southern prairies. It is likely that an offer from a colony would get preference as there may not be others at that level.

The Calderbank listing was recently acquired from Remington Land and Cattle. The ask on that is way out of line. They silaged their canola crop a couple years ago. All fenced which is attractive for mixed farms but the ask is double area values.

Remington bought out a bunch of smaller guys years ago and probably made the most on capital gains. Not much gain since Monette owned it. There is always a ceiling but no bottom it seems.

Looks like the more desirable properties get sold and with the cash raised they can continue to farm the less desirable properties. Looking at the list the first one I would consider would be the Stewart Valley area personally so not surprised that one got picked off. Who wants The Pas? I have been to Swan River and that is a very nice area but even that was getting a bit too remote for me. Can't begin to imagine going to The Pas.

Supposedly $4500/ac. And Monette's are renting it back for 3 years

            How reliable is this information?

If it is, do you think a 20-25% drop is widespread?

Or was the offer sheet value overstated, and if so, how much?

All day everyday. I wish we could buy land for $4,500 an acre in this area. Some sold for more than double that last year.

Sorry , $7 wheat is a loss on the vast majority of farms

Wildly overstated values. I'm in the Wymark area, and they had possibly offered as high as their $/ac amount, but realistic values are $1500-2000/ac less.

I would say it's less than market value, but if they were needing cash in a hurry, they probably were forced to take any offer presented.
