    Yes. Good post. The difference in mnay situations however, is the equity that stored up in other land. Inheritance... purchased 5... 10... 20 yrs ago... its easy to borrow against that land and have alot of room to handle the price swings. Thats why a market correction will come for equipment ( to a degree) and land rents...but land values??? I doubt it. Bare in mind im not that old and havent been thru any real downward cycle.... but the amount of investor money, whether it be foreign or local... and old school money ... will be there ( i believe) to support land prices. Sales may slow but there willl always be someone who can afford land.

    The big change in ag over the last 5-10 yrs that will pummel guys is the self imposed stupidity that is jacked up rent and equipment purchases.

    Personally.. i can Make money on 40 bushel canola selling at 14. Breakeven would be way down around 10 $/ bushel.

    But.. the newest thing on our farm is a 2014 s680 bought for 80 k and we have very little equipment debt. If crap hits the fan i sell a tractor and no worries... tough to sell something you are leasing and the depreciation clock is running on it.

    Alot of the big dogs who got bigger by poaching land and leasing equipment will be farming many.. many acres just to breakeven this yr. Thats a recipe to work. Not to get ahead.

    Now is the time that the weeds will get separated from the chaff.
    We will definitely see some farms shutting down over the next yr if these values hold down where they are... which, is a beautiful thing. Capitalism at its finest.

          The guarantee from RB can't be to attractive after recent sales?

          When JD shares dropped yesterday it wasn't because they aren't still profitable.
          They lost 15 to 20% of new sales but claim to have adjusted production.
          The thing that scared the market was the out of control used inventory.

          Used inventory has gone from being an asset that appreciated because new prices skyrocketed, to a liability that depreciates.
          Happened in the 70's when every little town had 3 dealers and the 80's cleaned them all out.

          Anybody that drives by dealer lots and looks can see the excess inventory building.
          I was surprised to see that was some kind of revelation to the market.

            On the land we have had cycles since the plow broke the prairie. It sucks and all who buy at the peak always say it has to go up.

            We almost bought in 1981 10 quarters for 1.8 million and banks would have lent us the money.

            Dad and I argued all night and the next morning before I phoned the real estate guy back and said we weren't going to buy the property.

            He almost cursed me out and was pissed that I wasted his time.

            4 to 6 years later we purchased most for 57 a quarter. Banks still financed just a little more down.

            Or rent in the late 90s for taxes.

            One of the Canadians biggest big dog that rents to farmers would be sunk in all his renters said piss on it this fall and didn't pay or just dropped out.

                Nice tractor to operate except for those hyd levers on the left side of the dash.

                Lots of hours piled up quick on those old girls in this country.
                Working summerfallow and 2 passes to incorporate Treflan or Avadex.
                Beat the stubble into shape to seed canola with a disk drill.

                      I own a Blackhawk among others larger and smaller yes.
                      But I learned fieldwork on a 830 JD lol.
