have to admit there was some deals out there in the past as an investor if bought at the right time. Now we have a neighbour with a half section going through realestate asking is 375 thousand for the half. Low 200 acres cultivated and a yard site parted off. it would be very rediculous to pay over 200 for that land. And I certainly would not rent it from an investor cause then going to end up cleaning it up for them and they can then flip it. Investors though have been surprising cunning investor here lately partly cause the got screwed in the past and still in the game.

Latest remax has is 437,000 with buildings,for 8
quarters, it's good land but yard isn't much.

If that land by me sells for 375 thousand for that half. Then my halfs are worth over half a million each. Boy I feel rich now. What would I charge for rent? Why am I working?

I had the local men in black stop me on the grid for a little bs session. I have 30% legume summerfallow. They are telling me they will make me 7 times more money if they farmed it. I went easy on them and told them if they want to cash rent my land for $350.00/acre they can start tomorrow. They poured themselves another whiskey and moved on. Decent folks, just bad presentation.

Very good article. Says what I have said for a long time.Sask farmland is still a good deal to invest in. Sheldon is in it for the long haul . Good luck to him..
