Klause you looking at some of this new land for sale by the realtors? Some by leroy 210 per quarter asking, some beside one of your quarters 375 asking for a half section minus yard site needs lots of ditching been very neglected but good land. My guess is it will sell for 200 thousand that half. I don't think an investor would touch it cause it needs cleaning up. 100 hours with a sc****r at 300 per hour would cost 30 thousand if could even find someone to do it, plus cultivator work and rock removal, maybe another 10 thousand. But if you allow the nieghbour there to drain over he will be so happy, there has been lots of grief over drainage there. It eventually drains last over mine before going into creek. New owner could solve all drainage issues.

Then again if these fcc numbers are correct not sure how they calculate them exactly then the land should sell for the asking price. Not likely. Wonder if the half connected to the town of leroy could be flipped to another investor? That one should sell for asking in my opinion.

Looks like to me Lane Realty cannot afford to purchase a new RM map. Pretty sure they are not going to earn their pay on this one.

actually this parcell needs another 25000 in
trackhoe work plus several more days ditching
over the neighbours ,
