Apologies... School tax is only half(or less than half) the municipal rate... they used to be about the same. Got them reversed.
Our total taxes per quarter are about .5% of the assessment. Our higher quarters are about $425-450. Mid range $350-375. Our highest-89900 and down from there, some have issues with highway running through, a large marsh, quality, etc...
Land is fairly wide open here except can have afew potholes in wetter years.
Land prices are about $14-1500 and new precedent lately of $19-2000.(85-92K assessment)
Farm Residence is basically free of taxation.
As I mentioned earlier, lot's of other tax base to help keep farmland taxes(Municpal and School) in check. But still may not be as cheap as some places.
This may not be "God's Country" around here but it's not "Hell's Backyard" either. But that probably depends on where you're looking at it from!
Our taxes are $950 on land assessment $115000. Rent is $80 and buying is $2500.
There is a downward adjustment coming in the rent and purchase, me thinks.
