    Land Companies Good or Bad!

    We were one area that had the first Chinese buying and then a few experiment farms then a few guys who sold out businesses and internet sites to come farming.
    We did have two very wealthy Saskatchewan business men buy property and farm when I was buying and liquidated just recently.
    So on the weekend I heard this news and it pissed me off. Then reading other threads it seems these land companies want, no demand now that Farmers pay high rents even in low prices just so the investment company makes a very nice return.
    FARMERS WAKE UP!
    Why work for these guys just to say you farm.
    Really if it doesn't make sense to pay 100 why do it. If it doesn't make sense at 45 why do it.
    But this info frosted me real big time.
    Seems one of our famous land companies got their pay day a while ago and are back looking for BIG STRIKE NUMBER 2. So where would you go looking for desperate farmers needing to sell at a lower price. You got it right into the belly of the Flood Zone!
    Seems someone is snooping around looking to purchase large blocks of property from owners who just say we want out of this shit.
    Well that's fair if you have a owner and they want to sell for said dollars, and a buyer who wants to purchase for same dollars why not.
    But when the buyer is saying they want $65 a acre rent and you MR seller of property have to find us renters and if you cant find us renters for that dollar for three years you have to make up the difference.
    So if you get a guy to rent yours for 45 he pays the land company and then the owner who doesn't own the land any more pays the land company $20.00 for the short fall.
    WHAT A DEAL WHAT A CROCK OF SHIT>

    Time to let these big boys have a go of it on their own. If you think its worth what ever farm it your self see how well that goes.

    What are others thinking. This experiment in land ownership just turned a new page.

    Who in their right mind would sign a deal like that? Do they think getting $1700.00/ac(or what ever, just saying) is worth having to possibly give back $20.00/ac over the next three years? In the "zone" it might be the only people(outside "investors") offering to buy at those levels? Your thoughts?

      The USA land owners use landowner associations and companies to negotiate rent or lease land out.

      I don't want to go there either, it is a market reality. Organized to maximize revenues, it makes sense.

      I'm sure the fert. and chem dealers don't like it when farmers shop around either.

          With ownership comes responsibility and risk. Wouldn't deal with those guys.

            Ok we have two land lords. Both adjust with price of grain both ways. Up it goes up down it goes down. Been with both for over 20 years. Real simple.
            Now Have a company phoning because it seems their super renter that they picked over us in the begining hasn't paid them for 1.5 years. Ah one word LOW BALL.

                        Sf, *** it , put an extra $10 /ac into your own crop - you will make more and won't have to buy that 4th combine at an extra 22%.

                            It has got out of hand.
                            The main buyer in area said the other day. I cant wait till it starts showing a profit and not just cash out of account.

                              SF3, Can that be verified? that is a lot of coin. What could you grow on it to make it pay. I assume they don't need to make it pay because it will be paid for, but...

                              400K @ 4% is 16K. If you net that after ALL expenses and labor are accounted for is it a good investment?

                              I STILL SEE A CORRECTION COMING!!!!!
