Got a few sales coming up in the new year. By the sounds of it prices arent going down yet. Eventually shit will hit the fan and a major correction will occur and take some good farmers with it. Unfortunately!

My banker said prices are certainly dropping round here.
Was talking to a friend west of us yesterday. Chinese dude who knows it all bought a bunch of swamp from a neighbor of his. Barely 100 acres a quarter, potholes and swamp. Chinese guy bought in winter when the land looked like Melfort land.
Long story short, Chinese guy lost his shirt, no one would rent it, and he sold it for pennies on the dollar.
Few more of these stories should clear up the mess!
Anyways, I am a firm believer that land is gunna go CRASH, like we have never seen before. A few missed stupid high payments is all it takes.

Per acre it is a bit high. But those acres are CRAP. Marshy junk n the pothole zone. So not ony few acres, but the impossibility to farm it with any level of efficiency. The picture used to advertise the land, was not even close to what it really looked like. Hasn't been farmed for several years. Ready for organic??? lol.
My banker at the peak of land prices said around 1000 bucks was the high. Trending down now, for good reason. A lot of money was spent (on iron) these past few years, and now with more normal prices, land will go down, as guys struggle to pay for that steel, IMO.
I personally think that is a really STUPID price to pay for land like that. Sure the soil is good, but oy what a mess!
