    This land histeria...

    You've got investors buying up all of
    Saskatchewan apparently.

    Rent is too high because farmers are
    driving it up...

    There's no land for young people because
    investors are snatching it up... Yet, 5
    years ago, there were no young farmers
    to buy up the land available.


    Seriously? Everybody calm down. LOL.


    Buy some, rent some from these guys at
    decent rents, and yes, it's available
    because we have some ourselves.

    Investing in farmland is a fad... it
    comes, and will go. And then those of us
    who want to, can pick up as much as we
    want for pennies on the dollar.


    So everybody relax, and enjoy the ride.

      I believe you signed a 10 year rental contract through the real estate agent and lawyer written up. Do you think that is short term? Seems a little long term to me.

        Darcy and I are both in our 20s... We'll be in our younger 30s when that lease expires.... With a
        career of farming until our early 60s or so, I call it short term.

        A good friend of mine once told me, you don't need to own land to farm, and you don't need to farm
        to own land; Farming with land you own is easier though.


        I wouldn't have been able to take on that much here in Humboldt if the rented acres hadn't of come
        along. I have no problem renting from retiring farmers, or from investors. It's just got to make
        business sense.

        Another thing to keep in mind, some of these investors have other goals - I.E. parking funds vs.
        return on investment, vs. making a quick buck.


        Gotta remember if this "fad" disappears, they have the option to sell at any time to the person
        renting it... at fair market value.

          i thought that saskatchewan had laws prohibiting outsiders buying up land to speculate on .

            You will do well, at least your not paying stupid rent. And the land prices were due for the correction up any way. For an investor locking in a 10 year rental agreement I would think is long term or stupid as if he did want to flip it next year or two the 10 year rental agreement will be a tuff sell as your rent may be under the going rate in two years time. Who will want to pay more when there is only 3 percent per year gain locked in for another 8 years at the price he paid.

              In my view the only thing that will cause a big
              drop in farm land value is a further (greater) melt
              down of the US economy.

              The US people may be living like the Chinese
              and the Chinese living like the Americans were!
