    Myself, I go by known arms length actual transactions when submitting a number for title transfer purposes.
    Title search numbers without knowing that are just a number.
    Actual sales here are indeed $1.2M+ per quarter.
    Non arms length are driven by tax planning. Driven, in my mind by actual sales. Set the ACB as high as you can.
    No idea what FCC uses lol.

        A low of only 200 properties for sale in the entire province in Jan 2023.

        So has the story really been a shortage of supply rather than a demand driven market?
        That is certainly what it looks like around here. IMO.

            It was considered child abuse to let your kids farm after the 80's now that would be the same if I sold my farm to my son at todays market value. I have Amish, Huts and mad Englishmen ( dairy farmers ) for neighbors do you think the price of dirt will drop much.

              MLS seems to be irrelevant locally. Everything seems to sell by auction in recent years. The only farmland on MLS typically has an expensive house and buildings.

              Local auction company has 8 parcels of farmland for sale this fall. Up from 2 or 3 a couple of years ago. It seems that supply is increasing.
