A lot of income comparisons is directly related to farm size. How many small farms are paying themselves a wage and then measuring net income? Once your farms expands enough to require extra help and you have to pay a wage, that extra land usually has less net income than the first land with no wages attached.
Problem is you need to eat and live. So on the first part of your farm, there is now wages paid, but your net income usually has to provide for your living expenses. So if your farm is too small there is nothing left for farm expansion once your living is accounted for.
I think that is part of the reason that farm expansion has occured. It is taking more acres to provide for the type of lifestyle the operator would like to have.
With rented land the net income is that much lower and it takes way more land to live the lifestyle than it would if all land was owned.
I live in an area that has almost zero land sales. Only way to expand is to rent.
