Historical perspective is one piece of the puzzle in
    understanding what is happening.

Gold is a barometer, its relationship to land price and
wheat price and bond price(interest rates) needs to be
clearly understood to make any sort of forecast.

Zirp(zero interest rate policy) is the end game for our
    current financial system.

Back in the late 60s early 70s I rember an old timer telling me if the bank came and asked his 2 sons for the money they owed they would have to leave bareheaded.By 74 ****seed hit $10/bu but quickly fell off.
Some of those young farmers hungon and most tookup a new carrier mostly oil and have drove the wages to an unprecedented level. So mabey some can lift the profability of farming also?

Phoenix, many more people own so very
little and can borrow so much, its not
hard to claim bankrupt and walk away with
        nothing starting again.

Or throw the dice and win.

Freewheat you say you have no interest in putting
ad in paper for more land, so why do you care
about young farmers trying to expand? You sound
jealous, and for them to use their fathers equity as
collateral is smart and best way to expand into
          next generation. My two cents

I am as jealous as my dead grandma! lol.
Seriously, that is what most of these
young punks think. I am jealous. I have
not got any jealously at all. I am not a
jealous man. Simply content in and with
life. Maybe they are the ones that are
jealous of me. I am content, and they
know it. I have a sexy wife, enough land
to make a living off of, and 4 amazing
kids. They have a bunch of land, a bunch
of iron they never even bought, and no
family. Hmmm. which matters more in
life? I have seen many men over the
years build, build, build, only to....
DIE in the end. There is simply more to
life than more land, more land, more
            land.

It is easy for those with a
            materialistic lifestyle, and goals and
ideals to think those of us who do not,
and don't get their greed, to think we
are jealous! ha ha ha. Just because I
don't feel the need to panic and grab as
much land as possible, does not mean I
            am jealous.

I picked up land by putting an ad in the
paper before, it served me well. But for
now, I am content with what I have.

As far as piggy backing on dads
shirtails, that is great for them to do
I suppose. But within 10 year their dads
will die or whatever, then what will
they do? they have no family, they have
no hired labor, and there is frankly no
one to hire. My point is, I just don't
get it. I do not begrudge those that do.
Almost all farmers today seem to get it.
I am a rare breed, I suppose. Land
hunger is so insatiable, so never-
ending, it never seems to bring
            contentedness.

Maybe if I had my dad still, I would
have been a materialistic bugger too.
But I doubt it. He was not this way. I
am glad I inherited this attribute from
him. Being content with what one has is
an admirable quality. So admirable in
            fact, that those with materialisticitus
disease, think you are jealous. lol

All I was trying to do, is explain the
            dynamic in farming these parts.

Farmers are our own worst enemies...

Freewheat-I'm with you 100%. You said it well. I am not jealous of anyone-especially farmers. But what I don't get is the fist pounding the table-we got to expand or else-attitude so many guys have. We all end up with the same amount of land in the end. Remember Tolstoy-"How much land does a Man Need"? For me, I would rather have my neighbors than have my neighbors land.

                  FYI-those 4 guys are all thinking 10,000

But you are without a doubt "richer" than them.

Great conversation. I'm with you freewheat. I do not understand why the farmer just pay what the land owner wants for rent. Neighbor to neighbor is usually different because you want to get along. But when it is investors from who knows where Why is it that they say they need 6% return on their investment and the farmer just pays it? If the land is valued at 2000/ac that is 120.00 cash. Why do farmers jump all over themselves to pay that. Just and example but use the numbers for your areas and see. Farmers are their own worst enemy.

Freewheat your wife must be content too.

I am wondering with the new found land wealth if
some farm wives are starting to think....if I am
actually rich why am I living in modest house?
Why am I driving an older vehicle? Why is hubby
spending all our money making machinery
payments? One friend just last week bought his
wife a nearly new Suburban. The next week she's
talking walking papers. I had promised the wife a
new house...until I heard about the land auction!!
